What type of properties do you specialise in?

We typically take on anything ‪from 2-6‬ bedroom properties.

How do you determine the rental value?

We will complete a free evaluation of your property, taking into account how it compares to other properties in the surrounding area as well as considering local rental market conditions. We then give you an estimate of its monthly rental value. It is crucial to remember that if a property’s rental value is over-estimated it may result in an extended void periods so we make sure it is reflective of the current market.

How can I be sure that my properties will be look after?

We carry out formal inspections every three months. However, our cleaners update us as about the state of the property on a fortnightly basis. If any concerns are raised, we carry out an inspect the property immediately. We are happy to provide you with reports on request to keep your mind at ease. If you wish, we can also arrange for you to periodically inspect your property to ensure you are totally satisfied.

What if one of the residents doesn’t pay?

This doesn’t affect you, we will still pay you, if a tenant fails to pay that it is our problem.

What do you charge?

We charge nothing to our landlords for any of our services. We make our money on the variance between the rent we pay to you and rent we collect from tenants.

What type of contract will I be signing?

We use a commercial lease agreement, which has been made specifically for this type of business. This essentially makes us your sole tenant for the period of the contract, it also gives us authority to manage the property on your behalf.

Will my mortgage lender allow me to enter into a lease agreement?

As we have no security of tenure, there should not be an issue here. However we always recommend you seek authorisation from your lender before entering ANY new agreement, Just to be on the safe side!

Are you agents?

No, our only business is renting property for long, fixed terms to provide accommodation for our corporate clients.

What will I be responsible for during the term?

You will have the usual financial responsibility of a landlord. For basic upkeep of the property we employ maintenance staff, routine jobs such as gas safety and electrical certificates will be arranged by us we’ll do the legwork, and pass through the expense.

What if tenants cause damage?

As your proxy tenant, if something happens at the property that is deemed to be the fault of our tenants (e.g., a broken window) then we will cover the cost ourselves.
